Energy Performance Certificates. Get compliant. Stay compliant.
Assessment, certification and compliance for your buildings now required to display an Energy Performance Certificate, with the rating and certificate issued in-house.
Book a ConsultationWhich buildings need an Energy Performance Certificate?
The requirement applies to buildings used as offices, places of assembly or places of instruction, above a floor area threshold that differs by ownership.
| Building type | Threshold |
|---|---|
| Privately owned offices, places of assembly and places of instruction | net floor area above 2,000 square metres |
| Publicly owned offices, places of assembly and places of instruction | net floor area above 1,000 square metres |
Public buildings carry the obligation at half the private threshold, which brings a large number of municipal offices, halls, schools and other places of instruction into scope. Non-compliance carries penalties of up to R5 million, imprisonment of up to five years, or both.
Compliance across the market remains low. That is worth stating plainly rather than as a warning: a substantial number of qualifying buildings are currently outside the system, so a building without a certificate is in common company but is still exposed.
Because scope depends on use, ownership and floor area together, confirming your building's position is the first piece of work rather than an assumption to carry.
What obtaining an EPC involves
Confirm scope. Establish whether your building meets the use, ownership and floor area conditions, and therefore whether the obligation applies at all.
Assemble twelve months of metered consumption data. This is where most buildings stall. A certificate rests on a full year of measured energy use, so a building with incomplete metering history has a data problem to solve before it has a certification problem.
Assessment and certification. Delta Carbon assesses your building's measured consumption against the benchmark for its type, issues the rating and certificate directly in-house, and ensures it is displayed as required.
The timeline is driven almost entirely by step two. Buildings with clean metering history move quickly; buildings without it need that gap closed first.
How this gets handled for you
Obtaining a certificate rests on measuring energy use accurately, which is the same discipline behind our measurement and verification work. We confirm whether your building is in scope, establish the consumption data, carry out the assessment and issue the certificate ourselves in-house, and track the expiry so your certificate does not lapse.
The measurement has a second use. A building assessed for an EPC has just produced a detailed picture of where its energy goes, which is exactly the input an efficiency retrofit needs. A poor rating and a high bill usually have the same causes, and addressing them improves both.

Portfolios and multiple buildings
Where you hold several buildings, the first question is which of them cross the threshold, which is a short exercise with a hard answer at the end of it. From there the work can be sequenced by exposure rather than run building by building in whatever order they come up.

We will confirm whether your building is in scope, what data the certificate requires and what obtaining it involves. If you hold a building above the threshold with no certificate on display, that is the right place to start.
